Our first acquisitions are two small-bay flex portfolios in two of the Southeast's fastest-growing metros, acquired in 2026 alongside Scythe LLC, an experienced flex and light-industrial sponsor. Each was purchased below comparable sales and well below replacement cost, with a clear plan to lift rents to market and convert leases to triple net.

02 — Approach

What we buy, and how we hold it.

We focus on lower-maintenance commercial assets where hands-on ownership creates value: better tenants, stronger leases and professional management. Because we invest family capital rather than a fund, we are not on a fund clock. We hold for value, not for a deadline.

Asset types

Retail storefronts, neighborhood and anchored centers, single-tenant net lease, and small-bay flex industrial

Deal size

$1 million to $5 million per asset, building toward a $20 million portfolio

Markets

Northeast Ohio first, plus Columbus and growth markets in the Carolinas, Georgia, Tennessee and Texas

Strategy

Value-add and income-producing; upgrade tenancy, convert to NNN, hold five to six years

01

Source

Off-market and broker relationships across our target markets, underwritten in-house with a focus on basis, tenant credit and replacement cost.

02

Improve

Re-tenant and renovate where it pays, professionalize management, and move leases to triple net with annual escalations.

03

Patient family capital lets us stabilize, refinance and sell when value is maximized, at a stronger cap rate than we bought.

04 — Our Story

Built by a contractor. Carried forward by his children.

Every Wesley investment traces back to an idea our father had on Ohio job sites more than thirty years ago.

Joseph O. Wesley began his career as a commercial electrical contractor in Northeast Ohio. Working alongside the trades every day, he saw how contractors struggled to match skilled labor to the peaks and valleys of their workload, and how the temporary-labor agencies of the day rarely delivered the quality construction demanded.

In 1992 he founded Tradesmen International to change that: a workforce of proven, safety-trained craftworkers who could supplement a contractor's core crew whenever the work required it. He built the company on three commitments. Improve every client's labor productivity. Give craftworkers reliable work, fair pay and room to grow. Protect the pride and craftsmanship that define the skilled trades.

Tradesmen grew from a Northeast Ohio start-up into North America's leading provider of skilled construction labor. Headquartered in Macedonia, Ohio, it expanded to more than 135 offices serving construction, industrial, energy and shipyard clients across the country, and its success went on to attract institutional owners including Wellspring Capital Management and Blackstone.

Our father brought the same discipline to his family's future. In 2015 he and our mother established the Wesley Family Foundation to give back to the communities that built the business.

After his passing, the four of us, Joe, Michelle, Jack and Jason, came together as Wesley Holdings, our family office, to carry his work forward. We make investment decisions together through a shared governance structure, with the support of long-standing legal, tax and banking advisors. In 2025 Joe and Jason formed Wesley Development to build a commercial real estate portfolio of our own, and in 2026 we completed our first acquisitions in North Carolina and Georgia.

Respect for the trades, discipline with capital and a long-term view. Those are the lessons he left us, and they guide every investment we make.
